          Minutes of the Planning & Zoning Commission’s hearing for Tim Bluhm to rezone 4.09 acres of property located adjacent to 1571 Redwood Avenue in the SW¼ of Section 13-T96N-R16W, Floyd County, Iowa, from AG to R-1 for the purpose of splitting a lot to sell for a new home.

 

                Board members present were Michael Goddard, Dean Tjaden & Susan Nelson.  Also present was Jeff Sherman-Administrator.  Roll call of Board members was taken and three (3) of the (5) members were present with Board Member Thomas Schwab and Duane Koch being absent.  Applicant Tim Bluhm was also present, along with his realtors Ann Kabele & Dean Stewart. 

 

            Applicant Bluhm stated that he owns a piece of ground across the crick from 1571 Redwood Avenue that he wanted to sell to someone to build a house.  He used to farm this area all of the time and then Chad Vance came along and offered to purchase it and Mr. Bluhm decided to sell it to him.  Board Member Nelson inquired as to whether this is the first split.  Administrator Sherman advised that we were in good shape concerning our Subdivision ordinance and that Assistant Day had checked on the splits and determined that this would constitute the 2nd split.  It was determined that the split would follow the crick line. 

 

            No letters or calls were received either in support of or against the proposed application.

 

            A motion to approve Tim Bluhm’s request to rezone 4.09 acres of property located adjacent to 1571 Redwood Avenue in the SW¼ of Section 13-T96N-R16W, Floyd County, Iowa, from AG to R-1 for the purpose of splitting a lot to sell for a new home, was made by Dean Tjaden and was seconded by Michael Goddard.  Roll call vote was made and the motion was unanimously approved.
